Terms & Conditions

  • All prices are subject to confirmation at the time of booking.
  • There will be no surcharges on these prices once confirmed (except special request with supplemental charge).
  • For long stay over a month, availability & quotation are negotiable.

Summary Abstract of Booking Conditions

1.Arrival & Departure
・You must arrive between 4 p.m. and 7 p.m.
・Accommodation must be vacated by 10 a.m.
・If your arrival is delayed, you must inform the Property Owner.
・ If you arrive after 10 p.m., you may not be able to occupy the property until the next day.

2.Formation of Contract
・Before making a booking, you must contact us to obtain confirmation that your chosen property is available.
・ You must send a completed and signed Booking Form and payment of a non-refundable deposit.

・The balance must be paid no later than nine weeks before departure.
・Failure to pay the balance on time will constitute cancellation.
・See cancelation:Penalty caused by this delinquency
・If you book a holiday less than nine weeks before departure, fully holiday charge is payable at the time of booking.

4. Additional charges
・Heating or Air-conditioning: This is normally an additional charge and payable locally.
・Swimming Pools:In Europe, swimming pools are usually closed during the winter months (october - May).  
・Please check if the pool is open during your stay at booking.
・If pool heating is required and available, this is normally an additional charge and payable locally.

5.Security & Telephone Deposit
Security Deposit: Security deposit is to cover the damage or breakage to the property or its contents. It is charged in advance or on your arrival.
・This amount, less any applicable claims, will be returned to you as soon as possible.
Telephone Deposit: You may also be asked for a telephone deposit on arrival.
・As soon as the amount of telephone & fax bill is confirmed, the amount will be refunded immediately.
・If you pay the deposit by your credit card, the amount will be refunded to your credit account.

Cancellation Policy

  • Cancellation by you:Any cancellation by you (for whatever reason) must be in writing addressed to us by post, fax or e-mail.
  • The effective date of cancellation is the date on which written nortification is received by us. 
  • If you cancel nine weeks or more before departure you will lose your deposit.
  • If you cancel within nine weeks of departure or if the booking is cancelled by us due to non-payment, we shall be entitled to the full holiday cost from you. 

Attention: Penalty caused by the delinquency. (entitled to the full holiday cost)
